When marketing your property, we strive to bring buyers to your door step, regardless of whether they are represented by a Real Estate Agent or not.  We call this the DIRECT TO BUYER MARKETING ADVANTAGE.  By marketing your property to buyers with incentives to call us directly, you have the option of selling your property without having to pay buyer's agency compensation.

What are the advantages to a Seller?

Our fee for our Premiere Full Service listing services is 3.5%.  If an unrepresented Buyer wishes to make you an offer on your house, we appoint another real estate professional within our Team to assist them at no additional fee.  This provides tremendous value to the buyer which can make your property stand out compared to other similar properties in your market.  This can make your property less expensive to purchase for the Buyer, without you having to reduce your price or cut your bottom line.

What are the advantages to a Buyer?

Simply put, the buyer does not need to worry about buyer agency fees and they do not need to request that these fees be paid by the seller which can make their offer to purchase much more competitive.  As a result, the Buyer potentially has access to more funds that can be used to pay other closing costs.  Your property is just easier to purchase from a costs standpoint.

What about Buyers who have Representation?

Buyer's who are already represented by a Real Estate Professional are STRONGLY encouraged to view and make offers to purchase on your property.  Any such offer would likely contain a request for a Seller to pay the costs of Buyer's Agency Compensation or provide Seller Concessions to a Buyer.  If a Seller accepts such an offer to purchase, our fee would be reduced to 2.5% which is consistent with our Traditional Full Services.  

Can Sellers still offer Buyer Agency Compensation?

Yes!  Sellers can still make offers of compensation to cooperating brokers who represent a buyer.  However, this compensation cannot be advertised on the Multiple Listing Services and other sites that may aggregate this information to other competing agents such as certain types of Facebook groups.  It can be put on flyers, direct emails, mailers, and websites created for your property as a few examples.
